There is a specific moment in a lot of Blackstone Valley renovations where a homeowner realises the problem is not the cabinets. The cabinets are ugly, certainly. But the reason the kitchen does not work is that the room is nine feet by eleven, a doorway eats one corner, the back stairs eat another, the radiator owns four feet of the only good wall, and no amount of new cabinet doors will change any of that.
That is a design problem, and it is solvable. It is just not solvable by shopping.
The constraint here is inches
Pawtucket, Central Falls, Valley Falls and the mill villages up the river were built with housing for people who worked the mills, and that housing was efficient by design. Kitchens were sized to hold a stove, a sink, an icebox and a table, and they were placed at the back of the plan where the service entrance was. The rooms are not badly built. They are simply small, and they contain more fixed obstacles per square foot than any other housing type in Rhode Island.
Designing one of these rooms is an exercise in inventory before it is an exercise in taste. Every door swing, every stair landing, every chimney chase, every radiator, every window sill height, and every existing waste line gets located and drawn first. Only then is it worth asking where the sink should go — because in a room this size, there are usually two viable answers, not twenty.
Designing a three-decker kitchen
Three-deckers are their own category and they come with a rule nothing else does: whatever you do on one floor, you are doing above and below someone. The waste stack is shared and generally runs in one location for all three units. Moving a sink more than a few feet on the second floor means either re-venting into a wall that also serves the first and third, or accepting a drain run at a slope that will give you trouble later.
The practical design consequence is that in a three-decker, the sink usually stays put and the rest of the room gets rebuilt around it. That is not a compromise if it is decided at the drawing stage. It becomes a compromise when it is discovered after the cabinets are ordered.
The other three-decker rule is access. The kitchen is at the back, the back stairs are narrow and turn, and everything going in has to fit up them. Full-height pantry cabinets and single-piece counters have to be checked against the stair before they are specified, not after they are delivered.
Cumberland, Lincoln, and the subdivision kitchens
Up the valley the housing changes completely. Cumberland and Lincoln filled in through the 1950s, 1960s and 1970s with ranches, splits, raised ranches and Colonials on real lots, and those kitchens have the opposite problem: adequate square footage, badly allocated. A peninsula that blocks the natural path from the garage door to the rest of the house. A wall between the kitchen and the family room that everyone walks around forty times a day. Sixteen feet of counter, none of it in a run long enough to roll dough on.
These are the most satisfying rooms to redraw, because the space to fix them already exists. Frequently the whole design is one decision — where the island goes and how the traffic flows around it — and everything else follows.
Ideas are not a plan
People arrive with saved images, and they should. Images tell us what you respond to, and that is genuinely useful information. What images do not tell anybody is whether that kitchen was 280 square feet with nine-foot ceilings and windows on two walls, which is why the plan you get from us is dimensioned rather than inspirational.
What that means concretely: a measured floor plan of the room as it exists, a proposed plan with clearances written on it, elevations for each wall showing cabinet runs and appliance placement, and a written specification listing the cabinet line, the counter material, the hardware, the lighting, and any electrical or plumbing that has to move. You can hand that to anyone. You will get comparable bids from it, which is the point.
What we work out on paper first:
- Field measurement of the room as built, including out-of-square and out-of-level conditions
- Location of every fixed obstacle — stacks, chases, radiators, stair landings, door swings
- Whether the sink and range can move, and what it costs if they do
- Walkway and clearance dimensions written on the plan, not assumed
- Delivery and access check for cabinets and counters, including stairs and turns
- Cabinet, counter, hardware and lighting specification
- Electrical load and circuit requirements for the finished kitchen
